Site Description: The 7440 S. F. property is located one block south of the High Line Canal in the University Hills Subdivision in Denver, CO 80222.

Home Description: custom design ranch home, 2,144 S. F. Mid Century Modern Style. Main floor: covered entry porch, interior foyer, open living room with entertainment wall, fireplace, sitting area, and Open kitchen, facing a covered patio to the back yard.
Formal dining room, guest powder room, enclosed laundry area, master bedroom with a walk in closet and a 5 PC bathroom, bedrooms 2 and 3, or study with closets, full bathroom, in 2,144 SF.
Crawl space: Addition to be built over crawl space placing mechanical equipment in it.
Patios and walkways will be concrete flatwork stained in some areas.

In site: city water, tap paid and service line brought to home, underground utilities,
Power line (aerial) at back of property. General Note: Specifications are industry standard per the IRC 2009.

Exterior:

Foundation: Foundation: 8-inch thick wall over a spread footer TBD. Interior French drain piping to be installed, leading to operating sump pump reservoirs.
Framing: Hemlock fir wood type with 2×6 exterior walls and 1st. floor truss bearing walls, others to be 2x4s, installed 16 inch on center and 7/16 OSB exterior boards applied throughout. Floor trusses are 11 7/8 inch 360 series or 210 series TJI’s with microlams, steel, and adhesives as engineering specified.

Windows: Milgard manufactured windows, vinyl Desert Tan exterior finish, assemblies to be reinforced as required, specific picture, single or double casement operator opening.

Doors: Entry will be 8 foot Alder with detail, each side complimented by window assembly. Patio and other exterior doors will be Therma Thru or similar, fiberglass, stained finish, and Low E tempered glass, 6 9/16 inch jamb with bronze sill.

Garage Doors: Ankmar manufactured 18×7 fully insulated steel doors with architecturally designed cedar sided custom detail, operated by Liftmaster heavy-duty openers, remotes, and keypads.

Exterior Finish: Hand trowel finish hard stucco complemented by control joints placed as planed.

Roof: EPDM or similar Membrane, Rhino installer, minimum 20-year warranty. Gutter: Using hidden hangers on 24-inch centers, 6 inch 26 gauge primed steel, or Weather Guard Galvalume pre-painted steel ogee design. Downspouts are 3×4 inch by same manufacturer. Roof frame will be manufactured to support the above system.

Driveway: Total, including garage aprons and driveway is xxxx sq ft concrete pour.
Front Porch, patios, garage and slab on grad are all concrete.

Landscaping: TBD. Favoring a design with low watering needs. Irrigation system to be installed with adequate coverage.

Framing: Hemlock fir 2×4 material on 16-inch centers for all interior walls with additional framing customized as needed for all fireplace installations, allowing additional load capabilities for stone.

Drywall: Including complete garage finish, standard half-inch drywall screw installation without the use of nails in any locations, skip trowel finish throughout, recessed art niches in some locations.

Electrical: 200-300 amp Service with 100 amp sub panel, rope light installation in Entry, Dining, Master, recessed cans, switches, receptacles, Dekora trim, ceiling fans, exterior light posts, and service to all mechanical, HVAC, and other systems. Exterior coach lanterns at Entry, Garage, and Driveway Entrance, with soffit down lighting.

Insulation: R 38 batts in non-blow able ceiling areas, R 38 Kraft faced in garage ceiling,
R 38 in blown fiberglass in flat accessible ceilings, R 19 batts in 2×6 exterior walls, R 13 batts in garage walls, R 11 unfaced batts as soffit draft stopping, foam sealant at base plates, exterior mechanical penetrations, 4 mil poly over insulation on exterior walls.

Communication: Cat 5 voice data communications cable in several locations, pre wire surround sound audio, pre wire security system, intercom pre wire, conduit line for wire portal from lower level to main level and attic, standard network panel with passive video module and basic telecom module.
